Face of Home Inspections: Cody Baker

Cody Baker is in the business of giving customers peace of mind.

"Really, that's what it's all about," says Cody, the owner and operator of SunOka Home Inspections in Penticton.

"I am the experienced person who goes through the home you are looking at buying to give you a professional and unbiased report on every aspect of the home."

A typical home inspection sees Cody spend about four hours inspecting hundreds of elements from electrical, plumbing, hot water, heating and air conditioning systems to flooring, doors, windows, building structure and lot grade.

After the physical home inspection, Cody generates a 60-70 page report that's presented to the client within 24 hours.

"Basically, I go into the home and operate everything that a resident would to see if everything works as it should and also inspect all the systems a resident doesn't necessarily see, but are essential to the home's function, comfort and safety," says Cody.

"It's not a pass or fail test, or a building code inspection. It's an inspection to generate a report to let the client know exactly what they will get when they move in."

For instance, the report may show the home needs a new roof and hot water heater within a year. That's information a prospective buyer needs to know to make a decision on whether or not to go through with the purchase.

Cody also prides himself in being responsive to clients.

"I can usually do the home inspection the next day and get the extensive report to them the day after that," he says.

When Cody and his wife bought a house three years ago, they got a home inspection. Since then, they've added to the family with14-month-old Olivia, who advertises the business when she wears her SunOka Home Inspections hoodie to the playground.

It was that home inspection the couple had done three years ago when they bought their first house that got Cody to thinking.

"I was an electrician then and always had an interest in all aspects of housing," says Cody.

"I also wanted to own my own company by the time I was 30. So, in October 2020 I took the leap and started SunOka Home Inspections."

Cody's 29 right now, so his dream of owning his own company by age 30 has come true.

His experience as an electrician also helped him complete the one year of schooling and three extended sessions of field training with different home inspectors in Squamish, Nanaimo and Kelowna. Cody is certified with the Home Inspectors Association of BC and Consumer Protection BC.

A typical home inspection costs about $500 and depends on the size and age of the home. It's money well spent to give a prospective home buyer that aforementioned peace of mind. Home inspections are not mandatory in BC, but almost realtors recommend them to clients and 80% of potential home buyers ultimately have them done.
