32-unit townhome development proposed for Kelowna's Bernard Avenue, D'Anjou Street

Earlier this month, Lime Architecture Inc. submitted a rezoning application for a proposed development of the land located at 1230-1260 Bernard Avenue and 1491-1495 D’Anjou Street.

The applicant seeks to rezone the property from large lot housing (RU1) to medium density multiple housing (RM5).

According to the application, which was submitted on Feb. 7, the proposed townhome development would include 32 units spread across eight buildings.

“The land assembly is ideally located for multi-family, residential use given the rapidly increasing density and transit supportive corridor along Bernard Avenue, proximity to public amenity spaces and … multiple schools,” reads the application.

Parking for the units would be available through a stratified laneway which would lead to double garages for each unit. One parking spot for tenants plus four visitor spaces would be made available.

The proximity of the location to stores, businesses and restaurants also influenced additional parking for bikes.

The overall development would include a mix of private rooftop patios, ground-level patios, shared outdoor spaces, playgrounds and ground-level landscaping.

Additionally, the development would offer a public plaza and walking circle that would be open to the surrounding neighbourhood.

City staff will now review and circulate the application. If no additional information is required, this application will be forwarded to council.
