A 401-unit rental property is being proposed for 2241 Springfield Road in the empty lot across the street from Orchard Park Mall.
Ironclad Developments has submitted a rezoning application for the property, proposing that it be rezoned from urban commercial to urban commercial with a rental tenure only.
The report is headed to Kelowna City Council on Monday, Mar. 7.
The application proposes five wood-frame apartment buildings on the 4.42 acre parcel of land as well as a small amount of ground-floor commercial space.
Buildings one, two and three would be six-storeys, building four would be five on the south side and six on the north side while the final building would be a four-storey development.
Developers are also proposing a one-storey commercial building on the property.
Additionally, the plans include a business centre, pet wash station, off-leash dog run, fitness centre and a games room.
Parking access would be along Benvoulin Court. The developers are proposing over 400 parking spots.
The units would be a mix of studio, one, two and three bedrooms with a combination of surface ground floor and underground parking.
In the report, the developers cite the surrounding shops and services as well as the close proximity to schools, transit and recreational areas make this location suitable for a large apartment complex.
The application will be presented to council and if approved, city council will give the first readings. The next step would be final readings and issue of a development permit.
