Council OK’s first-of-its-kind development for Kelowna

Residential units will be built on industrial land for the first time in Kelowna.

On Monday, city councilors gave the green light to a project calling for a four-storey building accommodating both light industrial businesses and 10 rental apartment units.

Located on the corner of Ethel Street and Crowly Avenue, the apartments will be intended for employees also working in the building as well as the general public.

It’s the first development to combine industrial and residential uses, however, city staff indicated that the project is being tried on a pilot basis thanks to a site-specific text amendment and will not necessarily “open the door” for other residential projects.

“I support this type of project, it’s long overdue,” said coun. Charlie Hodge.

“The city may want to create special zoning for this so not all areas can do it, but in this location, it’s a great idea.”

Coun. Brad Sieben questioned whether renters would be made aware of the potential pitfalls of living in an industrial zone building.

“Part of the rental agreement will include considering the industrial use on the property,” said city planner Aaron Thibeault.

Mayor Colin Basran was also on board with the project, calling it a “great trial” and saying that he looks forward to hearing feedback.
