A 95-unit apartment proposed for a site across from the Apple Bowl is moving to the next stage of the development process.
On Monday, City of Kelowna planning staff will be recommending support for a development permit for a six-storey building at 1660 and 1670 Bernard Ave.
This property was rezoned in January.
The applicant, Live Edge Okanagan Enterprises, told KelownaNow that these will be market homes.
There will be 10 bachelor units, 34 one-bedrooms units and 51 two-bedroom units in the building.
Vehicle access is provided from Cherry Cr. W., which removes two driveways currently on Bernard Ave.
There will be 117 parking spaces in primarily below-grade parking. There will be some surface parking at the back of the property, the staff report said.
The developer is proposing 101 long-term bicycle parking spaces.
Common amenity space will include an indoor amenity room on the main level, an outdoor play area at-grade and a rooftop patio with planters, garden boxes, outdoor furniture and a barbecue area.
Twenty-one trees will be planted on site, staff say.
No variances are included in this application.
Staff are recommending support for the application because it complies with the Official Community Plan form and character design guidelines for low and mid-rise residential developments.
That includes a variety of façades, orienting the building to the street, including ground-oriented residential units, providing “high-quality” amenity space, accommodating off-street parking underground and away from the public view.
If city councillors support this project, the next steps will see the project move to the building permit stage. Council will review this proposal on Monday.
