A proposal has been submitted at city hall for a five-storey, 100 unit condo building in Rutland.
The applicant has submitted a rezoning application for 285 Robson Rd. W.
Currently, the four existing properties are zoned as large lot housing. The applicant is looking for Kelowna City Council’s approval to change the zoning to medium density multiple housing.
Design plans indicate that the 106 units would be a mix of one-bedroom, one-bedrooms with dens and two-bedrooms units.
The applicant is proposing 131 parking stalls, just five stalls short of what is required.
According to the applicant’s letter of rationale, the proposed development is located within the permanent growth boundary and meets the criteria of the 2040 Official Community Plan.
The applicant also adds that the property is close to transit, the Rutland Urban Centre and nearby parks.
“Keeping with the sensitivity of the neighbouring residential neighbourhood, we have designed the building, so it steps down in height as it borders the residential developments to the south,” read the application.
Finally, the applicant points to the city's low rental vacancy rate and believes that this proposed development will address the issue, despite being outside the urban centre.
City staff may require additional information before this proposal is forwarded to city council for further consideration.
