A Kelowna-based developer is looking to build a townhouse development on Holland Road, near Okanagan College.
Lipkovits Holdings Ltd. has submitted a rezoning application at city hall to begin the process of acquiring approval from the city to build a five unit townhouse at 3010 Holland Road.
In order to move forward with the project, the applicant is looking for council’s approval to rezone the property to the MF2 – Townhouse zone.
The building would include five ground-level units with their own garage, says the applicant in their letter of intent.
There would be additional street parking as well as private rooftop patios.
In addition, the developer points to the proximity to Okanagan College, shopping, restaurants and transit.
“The location is ideally located for multi-family residential use as the area is experiencing tremendous population growth with low market availability,” the letter reads.
“With keeping the building under the 11 metre height maximum set out by the MF2 zoning and being sensitive to the overall look and design of the project; we feel the result is an attractive infill project that provides needed residential units with little impact on neighboring properties.”
Currently, the area on Holland Road is zoned as RU4 – Duplex Housing as well as RU1 – Large Lot Housing.
The zoning application was submitted on Feb. 1 and has yet to be circulated at city hall. City planning staff may require more information from the developers before giving this project further consideration.
