A unique structure has found a home on an oddly shaped lot in Kelowna's downtown core.
The building dubbed "The Wedge" was given the green light by council in a 6-3 vote, despite some concerns that the project will provide zero on-site parking stalls.
Located on a triangle lot on the corner of Leon Avenue and Water Street, the commercial development will consist of a ground level cafe or restaurant, upper floor offices and a rooftop patio.
In a report to council, staffers outlined the project’s requested variance to reduce the required number of parking stalls from 10 to three.
The developer then offered to provide cash-in-lieu of those three stalls totalling $99,000 decreasing the number of available on-site parking stalls to exactly zero.
Cash-in-lieu is often considered for projects requesting parking variances, with the money going into a pot to build a future parkade downtown.
City staff supported the requested parking variance, pointing to the developer’s ability to secure parking stalls in the nearby Chapman Parkade and the city’s goal of promoting alternative transportation options in the downtown core.
