A major townhouse development is being proposed for the Rutland area.
On Tuesday, the city received an application to rezone three properties on Mills Road from RU1 - Large Lot Housing to MF2 - Townhouses to facilitate a townhouse development.
According to the plans, there would be eight three-storey buildings constructed on 163-165, 175 and 205 Mills Road.
There is currently one apartment-style building and two houses on those properties.
In total there would be 55 units.
Buildings A and B, which would front onto Mills Road, would have three bedrooms and three to four units per building. They would be situated north to south.
Buildings C, D, E and F, which would sit on the outer edges of the property and would run east to west, would have three bedrooms each. There would be six units per building.
Buildings G and H also run east to west and are situated on the inner part of the property and would have two bedrooms per unit. In these two, there would be 12 back-to-back units.
All units would have their own garages, which are a mix of side-by-side or tandem spaces.
According to the design plans, all units would have balconies, however, only buildings on the inner part of the property (buildings G and H) would have rooftop terraces.
The applicant has submitted a development permit application, however, the documents have yet to be uploaded to the city’s website.
The rezoning application has yet to be circulated around the city’s development and planning department.
However, once that is done, an report can be expected to be brought forward to city council for consideration in the near future.
