A rezoning application, which could see the rental subzone onto a pair of Rutland properties, has been submitted at city hall.
Kelowna-based Urban Options Planning is eyeing 375 and 395 Rutland Road N. for their six-storey project.
Currently, there are two single family houses on the site, one on each property, and the area is designated as the UC4 – Rutland Urban Centre.
According to a development permit application submitted in June 2023, the building would be a mixed-use building with five commercial units on the ground floor, fronting onto Rutland Road.
The upper floors would house 65 residential units.
That includes 50 one-bedrooms, seven two-bedrooms and eight studios.
According to the application, there would be 55 parking stalls provided for the residential units, six stalls for the commercial space and eight visitor stalls.
A majority of the stalls would be provided in two levels of underground parking.
Seventy bicycle parking stalls would be provided.
An outdoor amenity space, totalling just over 205 square metres, would be provided on the rooftop on the side of the building closest to Mugford Road.
The development permit application has been circulated around city hall, however, the rezoning application has yet to be reviewed by staff.
Once planning staff received all the information they need, they will bring forward a report to council for consideration.
