Kelowna council moves 192 rental units forward

Kelowna City Council moved nearly 200 rental units forward during the Monday meeting.

The first application was a rezoning request for 1310 and 1320 Belaire Ave.

The applicant, BlueGreen Architecture Inc., wants to add the rental only subzone onto the existing UC2 – Capri-Landmark Urban Centre zone.

Kelowna council unanimously supported the initial reading to the rezoning bylaw that, if adopted, would see a five-storey building containing 62 residential units built on the property.

Plans submitted in May 2023 showed that there would be 16 one-bedroom units, 22 one-bedrooms with a den and 24 two-bedroom units with 49 parking spaces provided in a semi-submerged parkade.

A parking reduction could be granted under the city’s rental incentive program.

The developer is providing 89 bicycle parking spaces with another six short-term spaces at the front door.

The second application that was moved forward was a development permit for 1110 Lawson Ave.

Kelowna council applauded the design of the project, including the rooftop amenity space, the “green roof,” and the six three-bedroom units.

According to the plans submitted in September 2023, there will be 13 bachelor units, 80 one-bedrooms, 31 two-bedrooms and six three-bedrooms.

There would be 122 parking stalls, which breaks down to 99 in a partially below grade parkade and 23 surface stalls. There would be two Modo car-share stalls.

Parking stalls can be reduced by 15 stalls for the rental aspect, by 10 stalls for the car share stalls and by five stalls for the amount of long-term bicycle parking stalls.

The developer is proposing 175 long-term bicycle parking spots.

Staff told council that there would also be a fitness room, a games room and a co-working space on the main floor of the building.

Next steps will see the applicant, Zeidler Architecture, apply for their building permit.
