Plans for phase 2 of large Hiawatha RV Park redevelopment submitted to City of Kelowna

Construction on phase one of the massive redevelopment of the former Hiawatha RV Park got underway this summer, which means the attention has started to turn to phase two.

Plans for the next phase were recently submitted to the City of Kelowna by Westcorp and there’s certainly a lot to unpack.

Three towers, three townhome buildings, commercial space and a multi-level parkade covered by a large landscaped courtyard area are all part of the proposal.

The tallest of the three towers is located right off Lakeshore Drive and would be 18 storeys, while the other two towers would be 10 storeys each.

Despite the height difference, each building offers a similar amount of living space, between 9,526 and 10,555 square metres.

They will all feature a mix of studio, one-bedroom, two-bedroom and two-bedroom-plus-den units, with the 18-storey building actually offering the least amount of units of the three.

The proposal calls for 130 units in the tallest tower, while the other two have 158 and 143 units for a total of 431 homes.

Adding to that total is the three townhouse buildings, which will feature 18 more units on the southwestern portion of the development’s second phase.

It will all centre around the three-storey parkade that will add 562 total stalls, including 489 for residents, 64 for guests and nine for the commercial properties.

As mentioned, the parking lot would sit below an elevated courtyard area that would feature views of nearby Okanagan Lake.

The first phase of this project features townhomes on the east side of the property, while the third phase anticipates more apartment-style units on the southwest side.

The development plans call for a roundabout to be constructed on Lakeshore Road that would act as the main entrance to the complex.

Smaller entrances would also be built off Springrose Way to the northeast and Bird Place to the south.
