An apartment complex is being proposed for a lot off Highway 97, near the UBCO campus.
A package including an amendment to the Official Community Plan, a rezoning, a development permit and development variance permit were submitted to city hall on Aug. 1.
Dialog Architecture is proposing two apartment buildings that would contain 100 one and two bedroom rental units on the lot, which is located just below Academy Way.
Each building would be five storeys in height.
This would require council’s approval to change the future land use for the property from suburban residential and park to suburban multiple unit.
It would also require the zoning to be changed from large lot rural residential and parks and open space to apartment housing.
Dubbed “The Views”, the project would include common outdoor amenity space. The developers would also utilize existing bike pathways and forest trails across the 40 acre lot.
The project would require a new road access at the Lougheed Road extension with a second emergency access point off a future extension of Hollywood Road North.
“As a large site within walking/cycling distance to the Harvey Avenue / Highway 97 corridor, trips to and from downtown may be served by transit for residents of “The Views,” reads the application.
“More notably, “The Views” is envisaged as providing significant amount of medium density residential rental housing for the UBCO community and students.”
The developers are proposing 100 parking spaces, which is 53 less than required by the city.
However, given that this is a proposed rental project, the city may grant a parking reduction.
This application has yet to be circulated around city hall and planning staff may need more information before forwarding it to city council for consideration.
