A new mixed-use building is being proposed for an empty lot across from Orchard Park Mall.
Lorval Developments is proposing a six-storey building with commercial retail space and 177 residential units.
It would be located at the corner of Baron Road and Dilworth Drive.

According to the application accepted by the city earlier this month, two-bedroom units would make up a majority of the units but there would be some studios, one-bedrooms and three-bedrooms.
“This variety supports a range of income levels, tenant demographics, and family types; contributing to the Urban Centre vision of a community that is inclusive, integrated, and diverse,” the application says.
Commercial units would be located on the northwest corner, facing Dilworth Drive.
One level of surface parking would be included along with one level of underground parking.

There would be 38 vehicle parking stalls at grade and 159 underground, the application says.
Nearly 140 long-term parking stalls for the residential units and the commercial spaces would get 10 bike spots.
This development permit and its accompanying development variance permit have not been brought to the attention of Kelowna city councillors but can be expected to reach council chambers in the next few months.
