A rezoning application for a three-storey, 22-unit housing development will be presented to council on Monday, May 16.
City staff are recommending support for the rezoning of 959, 961 and 971 Lawson Avenue.
Lime Architecture is looking to change the property from the RU 7 zone (infill housing) to the RM3 zone (low density multiple housing).
Design plans indicate that the building would be split into one and two-bedroom units with parking off the laneway.
Two existing dwellings on the lot will have to be removed.
The proposal also states that the property is close to Gordon Drive and Bernard Avenue, which are both transit supportive corridors.
“The proposed development is ideally located,” reads the applicant’s rationale letter.
“Nearby amenities include shopping, personal services, and restaurants, thus allowing most errands from the location to be accomplished by foot or bicycle with the downtown core and surrounding community is easily accessible.”
The application did not indicate if this would a rental or market development.
Staff say the proposal meets the future land use designation and the property is within the permanent growth boundary.
