Kelowna council gives 1st green light to new industrial park

Kelowna City Council has given initial approval to a rezoning application that would see a new industrial park created in the northeast part of the city.

On Monday, council gave the first green light for 380 Bubna Road to be rezoned from the I4 – Natural Resource Extraction zone and the A2 -Agriculture/Rural Residential (non-ALR) zone to the I2 –General Industrial zone.

Dean Strachan told council that this would facilitate a 60-lot subdivision to accommodate the future industrial development.

According to Strachan's presentation to council, the lots would vary in size from 0.4 hectares to 4.9 ha.

About 70% of the site would be dedicated to lots while 20% would be green space and 10% would be dedicated to roads.

“The subject application does include a number of infrastructure pieces,” Strachan said.

“Most of these infrastructure pieces will be addressed through the subdivision application.”

A staff report said the property is located within the permanent growth boundary, the Official Community Plan (OCP) designates the subject property as IND – Industrial, which supports the continued development of industrial lands under this designation.

“The I2 zone allows for a range of low-impact general industrial uses that are intended to act as a transition between the general industrial property and the surrounding lands,” the report said.

Additionally, the I2 zone has certain requirements that are design to limit negative impacts to the nearby Okanagan Indian Band IR#7, the District of Lake Country (DLC) lands, and the ALR agricultural uses in the surrounding area.

A portion of the property does extend into the District of Lake Country and that local government will need to consider an application for that area.
