A development application for a 63,000 square foot industrial complex in the Winfield area submitted to the city last February will be getting consideration from city council next week.
Staff are recommending support for a rezoning that would see 2790 Hiram Walker Court changed from the I3 – Heavy Industrial zone to the I2 – General Industrial zone.
“The applicant is seeking the I2 zone to accommodate a greater diversity of industrial uses,” says a staff report headed to council on Monday.
This would allow for three buildings to be built on the property, which is north of Ellison Lake and just off Jim Bailey Road.
Building A would sit on the western side of the property and would be 22,320 square feet (2,073 sq metres).
Building B would sit to the northern side of the site and would come in at 17,380 sq ft (1,614 sq m).
The third building would sit on the eastern portion of the site and would be 23,300 sq ft (2,164 sq m).
According to the developer, Hans P. Neumann Architect Inc, says access to the buildings would be located on the south side of the property off of Hiram Walker Court.
“With the paved parking/loading area at the front of the buildings allowing efficient and convenient vehicle circulation, as well as visual connection to the internally facing storefront industrial units,” says the developer’s application.
City staff say the proposal aligns with future land use designation for the area, as laid out in the Official Community Plan.
Kelowna council members will review this application during the April 8 meeting, which begins at a 1:30 pm.
