Plans submitted for 2 infill housing projects in Rutland, downtown

The City of Kelowna received two applications for proposed infill housing projects.

The first is a development permit application for a proposed two-storey four-plex townhouse, consisting exclusively of three-bedroom homes.

Kelowna-based New Town Services would like to build the four-plex at 535 Elliot Ave, which is located between Pandosy Street and Richter Street and just north of Cadder Avenue.

The property is already zoned MF1– Infill Housing so, they are only submitting a DP request.

Each unit would have a ground floor patio and a single car detached garage stall. Driveway access would be available off Levitt Lane.

“This application is consistent with the long-term growth goals in this area of Kelowna,” says the application.

“The building conforms to the zone and the site use pattern emulates the established neighbourhood.”

This application was submitted on January 27 and was just circulated at city hall on May 15.

Alberta-based Aligned Properties Inc. is proposing five townhomes for two Rutland properties.

A rezoning application has been submitted to change 870-872 Mayfair Road from the RU4 – Duplex Housing zone to MF1 – Infill Housing.

The two-storey buildings would have three bedrooms each. The developer is providing six parking spaces, one for each unit with one visitor space.

There would be five bicycle parking spaces provided.

This application was submitted on May 2 and was circulated on Monday.

Staff in the city’s planning department may require more information before forwarding these applications to council for consideration.
