Rezoning sought for Kelowna's Beach Radio, the Lizard property

Plans have been submitted at Kelowna city hall to rezone a property at the corner of Lakeshore Drive and Cook Road.

An application for the property at 3805 Lakeshore Road, which is currently home to the Pattison Media radio stations Beach FM and the Lizard, is seeking to change the status of the property from utilities and small lot rural residential to a village centre.

If the rezoning is approved, this would make way for a six-storey mixed use building.

“The proposed building is set to become the focal point of Cook Truswell Village Centre, creating a strong sense of place while also being mindful of the adjacent wetland,” reads the rezoning application.

“To ensure the preservation of the wetland, the development has been confined to a small portion of the site, keeping it at a safe distance.”

Initial design plans show there would be five residential units in the ground floor and 99 units in the upper floors.

There would be five commercial units on the ground floor with frontage onto Lakeshore Road.

There would be a large amenity space on the third floor, coupled with private patios, and 152 short-term and 136 long-term bicycle parking stalls.

Although parking is considered at the development permit stage, the applicant is proposing 111 parking stalls.

No details have been provided at this stage in the development process about whether or not the two radio stations will be relocated or stay in the building.

This application was just submitted to city hall on Thursday, May 25 and city planning staff may require more information before forwarding it to city council for more consideration.
