Kelowna City Council is being asked to consider a rezoning application for a group of Rutland properties to allow for a rental apartment building.
On Monday, city planning staff will be recommending support for rezoning 200, 210 and 230 Sadler Road to the UC4r – Rutland Urban Centre Rental Only zone.
An application for the rezoning was submitted by Greenstone Developments in early December.
The developer’s plan is to build a six-storey building with 114 units.
The application submitted in December showed plans for 10 studios, 48 one-bedrooms, 45 two-bedrooms and 11 three-bedrooms.
They are proposing 100 vehicle parking spaces, 93 long-term bicycle parking spaces and six short-term bike spots.
Staff are recommending support for the rezoning because, according to their report, the development of a rental apartment building aligns with the Official Community Plan’s (OCP) future land use designation for an Urban Centre.
The staff report says the proposed building is also consistent with OCP policies which encourage medium and high-density residential development and diverse housing tenures within an Urban Centre.
The property is just northeast of the Highway 33 and Rutland Road intersection, is close to three major bus routes and within walking distance to the Hwy 33 Plaza, which has a variety of commercial businesses.
Kelowna council will consider the recommendations on Monday, Feb. 26 at 1:30 pm.
